Preliminary Estimates

This is a summary of approximate costs based on plans and preliminary drawings without any engineering reports.  Preliminary estimates are often used by architects and builders who require a ballpark figure to offer their clients before the project goes to tender.  As there are many unknown variables, the estimate will be within +/-10%.


Contract Estimates

This is a summary of costs based on construction documentation, contract drawings, structural engineering, soil reports and client selections.  Contract estimates are often used by builders and architects whose clients are ready to launch into the build phase of their home. This form of estimate is also ideal for owner-builders who have already completed plans and engineering and are ready to build. The estimate will be within +/-4%.


Client Selection Estimate

This estimate is the most precise of all, it is the estimate that includes all the selections made by the client with their builder or architect. It is the most comprehensive of estimates. The specification produced from this estimate is what is referred to during the construction of the building. The estimate will be within +/-4%.


Bill of Quantity

This is an itemised list of all the components that will be required throughout a project, including all material costs and trade.  A bill of quantity is usually used by builders and owner-builders who need to know the quantities allowed for before construction commences.

Specification

This is a comprehensive list of inclusions that are going to be used in the building process.  This is used by builders and architects when they are in the process of building and showing the suppliers the products required.  Specifications are developed by using either the preliminary estimates, contract estimates or more accurately the client selection estimate, and all items are linked to the bill of quantities.  These inclusions produce the final costings required for a project.
